Cipher Digital's high-performance computing data centre at Andrews, Texas, designed for 100 MW of gross capacity and 70 MW of critical IT load, leased in full to Amazon Data Services under Cipher's second lease with it. Earthwork, grading, pad preparation and underground electrical work were under way in August 2026, and Cipher targets first rent for April 2027.
